Gray Glen LLC looks after residential property and holds long-term assets. We are building out our operations, and this site will grow with them.
Day-to-day property work, and the software we needed for it.
Overseeing and administering residential property, from tenancy through to upkeep.
Holding and long-term stewardship of the company's own assets.
We publish HouseMath, an iPhone app for working out what a home really costs.
Before buying we wanted straight answers to three things: what a house would actually cost us every month, how much house our income could carry, and whether buying really beat renting and investing the difference. The calculators we found answered the first one badly and ignored the other two, so we wrote our own.
Enter a price and a down payment, and see the whole monthly payment: loan, property tax, home insurance, PMI and HOA dues. The amortization schedule then shows the balance falling year by year, and what the loan costs you in the end.
Works the other way round. Start from your income and the debts you already carry, and it comes back with the most expensive house that still fits, at whatever debt-to-income limit your lender works to.
Takes your cash forward five to thirty years, five ways: buy the house, buy and refinance later, or keep renting and put the money into conservative shares, aggressive shares or gold. The rates come from thirty years of market history and every one of them is yours to edit.
Most calculators stop at principal and interest, which is roughly two thirds of what you actually pay. HouseMath counts the rest.
HouseMath is built and waiting on review. When it lands it will be free, with no ads, no account and nothing to buy inside it.
iPhone, iOS 17 or later. Works offline.
